At The Liam James we pride ourselves on our 1-to-1 Lettings service. Working closely with you the Tenant.
Firstly we establish your exact requirements and then find you the right property from our extensive database of lettings. Factors such as: Location, Price, Number of Bedrooms and How soon you wish to move? all have a bearing when we are narrowing down your search.
Our committed and experienced Lettings team build strong relationships with all of our Tenants, this is reflected in the fact that during your property search we will advise you on all suitable current, and upcoming properties to view within your budget.
Once you have viewed and selected a suitable property it must be secured with a holding deposit. On receipt of the deposit we will supply you with you the relevant reference forms, which when completed allow us to make the necessary Reference and Credit checks. When we are at a point when all of the checks have returned as passed we will contact you and arrange a definite moving in date.
Moving in
On your moving in day you will be asked to come into our offices on Chapel Street and sign our Tenancy agreements, Inventory and Standing order documents and provide us with your proof of id ( 2 x proof of residency dated within the last 3 months and passport or photographic driving license) you will also be required to take out our comprehensive tenants insurance, at this point you will also be asked to pay your First months rent and deposit ( 1 x month + £100 ) as well as any other outstanding monies in full.
During The Tenancy Period
If Liam James manage the property on behalf of the Landlord we will deal with all of your queries throughout your tenancy period.
Moving Out
Where Liam James hold your deposit, we will only release the monies after all the necessary checks have been carried out.
Prior to you moving in we will access the property and undertake a full written inventory as well as photographical evidence to hold as proof of the condition of the dwelling, these can then be compared when you make arrangements to move out. If we discover there have been any damages or breakage's, if any cleaning work is required or if there are any rent arrears the deposit will be held to offset any of these issues. Only once we have been in receipt of copies of full and settled utility bills from all the dedicated providers do we release the said deposit back to the Tenant.
Letting and Managing Agent
Acts as an intermediary between you and the Landlord, and provides a professional service to both parties.
Joint Tenancy
On a multi let (two or more tenants) all of the individuals signing the Tenancy Agreement are jointly, and severally liable.
Company Lets
In the case of a company let, this liability lies with the company in question.
Fees
Depending on your selection of property, a reference /administration fee may be payable to Liam James at the point where the property is reserved. Liam James would like to point out to you that a Landlord or Letting Agent cannot charge a fee for supplying a list of properties, or for showing a property.
Deposits
As a prospective Tenant you will be asked to pay a deposit equivalent to one months rent. This will depend on the type of property and the specific Tenancy agreement. A deposit will be held in deposit protection scheme. The deposit paid cannot be used to offset rental payments, the purpose of a deposit is to ensure against damages, dilapidations and breaches of your Tenancy agreement.

All Tenants are required to satisfy the Landlord of their suitability by passing an independent credit check. The requirements of which are: To have no outstanding CCJ’s or debts, To earn a sufficient income to guarantee the rent, and to provide utility bills as well as photographic ID .
Guarantor
A guarantor is needed for those Tenants who have recently moved to the UK and therefore cannot provide previous traceable UK addresses, or for Tenants whose annual salary does not satisfy the rental guarantee requirement of exceeding the property’s annual rent by 2.5 times.
Things you should be aware of as a tenant
Tenancy Agreement
You will be expected to complete a Tenancy Agreement. This will tell you all your obligations as a Tenant. The agreement will include your contractual rent, the commencement and duration of the Tenancy (six or twelve months) and the amount of rent and deposit paid.
Move in
On the move in, the checking of inventory, recording meter readings, handling of keys and security measures will take place.
Utility Bills
These are the responsibility of the Tenant. These normally include Water charges, Electricity, Gas, Telephone, Council Tax and Television license.
Rent Payment
Your contractual rent is normally paid each month on the date of the move in. Payment must be made by standing order.
Maintenance and Repairs
You will be required to report any maintenance and repairs required to the Landlord / Letting Agent as soon as it comes to your attention.
Gas Safety
Under the Housing Act of 1988 (amended 1996) all Landlords have to provide a Tenant with a current Gas Safety Certificate. A copy of this is given on move-in to the Tenant, ensuring that the Gas installation and any Gas appliances have been correctly serviced and checked by a Corgi Registered installer. Liam James must be therefore in receipt of a Gas Safety Certificate before the property is tenanted.
Inspections
Quarterly inspections will be carried out on the all properties, this provides a chance for the Tenants to raise any concerns with the property as well as any repairs that may need attending to. Any damage to the property will be documented with photographs and may affect the return of the deposit.
Move out
After the move out, the checking of inventory, recording of meter readings, handing over of keys and any security measures will take place in the same way as on the move in. Damages and dilapidations to the property will then be taken into account, and may affect the return of the deposit.
