Lettings Department
Liam James will advise you the Landlord of all aspects of letting out a property. This information will include potential rental figures, the types of Tenants we can supply and all aspects of Tenancy Agreements. We can also provide information on furnishings, taxes, investments and their yields/ returns.
As soon as we receive the correct completed documentation (Management Agreement, along with two full sets of keys) we put into action a tried and trusted process of events designed to ensure your property is marketed as a priority. Liam James will take both internal and external photographs of your property and distribute them along with a full written description to over 10 different forms of advertising including websites, property magazines and shop windows, we can also offer at an extra cost full internal video footage of your apartment which is then uploaded to our website this enables you the Landlord to have your property advertised in a much larger variety of ways.
Property Management Department
The property management division of Liam James will be responsible for the general day-to-day management of your property, we will supervise all repairs and maintenance, provide a comprehensive detail of accounts, organize the move-ins and move-outs, we will also deal with any Rent Arrears or deposit issues on your behalf that may arise throughout the tenancy. This service is part of our fully managed package.
Liam James can advise on buildings and contents insurance, with the premiums being deducted from the first months rent.
Repairs and Maintenance
We will attend to any reports of damage, breakages, leaks and faults that may be reported by the Tenant as a matter of urgency. In accordance with the Management Agreement, Liam James will keep the Landlord advised of any such problems. We will obtain competitive quotes for repairs likely to exceed the agreed sum in the Management Agreement and will seek the approval from you the Landlord before any work commences.
In the event of an emergency which could be threatening to the welfare of the Tenants and the condition of the property, Liam James will act immediately on the Landlords behalf (even if you are non contact-able).
What happens with deposits?
The Tenants deposit will be held under a deposit protection scheme and they will only release the monies after the necessary checks have been carried out and approved. On move-in we will undertake a full written inventory along with any photographical evidence to establish the condition of the dwelling, these are then used for comparison on move-out. All of these are carried out by an independent inventory clerk If there are any damages, breakages, cleaning work or rent arrears the deposit will be held to offset these issues. Only once we have been in receipt of full and settled utility bills from the dedicated provider do we release the said deposit back to the Tenant
Gas Safety Certificates
Under the Housing Act of 1988 (amended 1996) all Landlords have to provide a Tenant with a current Gas Safety Certificate. A copy of this is given on move-in to the Tenant ensuring that the gas installation and any gas appliances have been correctly serviced and checked by a Corgi Registered installer. Liam James must therefore be in receipt of a Gas Safety Certificate before the property is tenanted, and can equally provide such service for and on behalf of the Landlord at an additional cost.
Accounts Department
The accounts department facilitates all the financial transactions between Tenants, Landlords, and sub-contractors. Once the rental has been paid in to the client account we will deduct any expenses and forward the balance to the Landlord. This is collated on a monthly basis and will be sent out within 10 working days of receipt of payment from the tenant.(except for the initial payment which can take slightly longer due to the setting up of the account) A “Statement of Account” is also sent to the Landlord detailing the monthly expenditure.
Taxation
If the Landlord is a non UK resident, he/ she will be charged tax at the statutory rate of 22%. Liam James are legally bound to hold this sum and forward onto the Inland Revenue unless a FICO Number is provided.
Arrears
We have a team of staff whose sole job is to make sure Tenants are up to date with their payments. Liam James will inform the Landlord should their Tenant fall behind with their rental payments. These proactive methods allow us to catch most late payments.
